What’s different about running a CBD building
A building on MG Road or Kasturba Road works differently from a new tech park on the Outer Ring Road. These are the things we plan for:
- Mixed occupants. Offices, restaurants, bars, showrooms and entertainment can share one building. Each has different hours, loads and expectations. Onyx Centre, for example, has both entertainment and corporate occupants.
- Older and newer buildings side by side. Some CBD buildings have plant and equipment that is 15 or 20 years old. Others, like No. 11 Kasturba Road, are brand new. Older buildings need a condition survey and a realistic replacement plan. New ones need commissioning records and AMCs in place before warranties run out.
- Tight space and access. Deliveries, waste collection, DG refuelling and contractor visits have to fit around traffic, limited loading space and premium neighbours. We schedule them so tenants and visitors aren’t disturbed.
- Basements and parking. Deep basements need working ventilation, drainage and dewatering pumps, especially in the monsoon. SKAV 909 alone has four basement levels and over 450 car parks.
- Premium expectations. Near UB City, a building’s lobby, washrooms and frontage are part of its brand. Housekeeping and security are measured against hotel standards, not just against a checklist.
