Short answer: Nanya Realty runs office and multi-tenant commercial buildings in Bengaluru as one integrated team. We cover technical maintenance, housekeeping, security, statutory compliance and AMC management, all on one contract and one reporting system. Our largest office building is SKAV 909, a G+19 tower in the CBD that we’ve operated since it opened in October 2016.
Who this is for
- Building owners and landlords with one or more office buildings to lease and keep occupied
- Admin and facilities heads at companies running their own office floors or a whole building
- Owners leasing to GCCs and multinationals, whose tenants expect uptime figures, safety audits and monthly reports (what GCC tenants expect)
What one team covers
| Area | What we run |
|---|---|
| Technical services | Electrical, DG sets, HVAC, lifts, plumbing, STP/WTP, fire systems, BMS (building maintenance in detail) |
| Soft services | Housekeeping, washrooms, pest control, landscaping, front desk and mailroom |
| Security | Guarding, access control, visitor management, CCTV monitoring |
| Compliance | Fire, lift, DG, electrical and pollution control approvals and renewals, kept on a calendar (how we manage compliance) |
| Vendors and AMCs | OEM contracts for lifts, chillers, DG sets and fire systems: visits, quality checks, renewals |
| Tenant support | A single helpdesk for tenant requests, fit-out coordination, move-ins and move-outs |
Why one team instead of five vendors
In most office buildings, the problems happen between vendors. The housekeeper notices water on the floor, but the plumbing vendor only hears about it two days later. Security lets the lift technician in at night, but nobody records what was fixed. With one integrated team, those handovers happen inside one system and one chain of command. You also get one person accountable for the building, not a group of vendors blaming each other.
How we take over a building
- Walk-through and condition survey. We inspect every plant room, panel and basement and list what needs attention now.
- Asset register and compliance check. We tag every asset, record warranties and AMCs, and collect every licence and approval with its renewal date.
- Team and transition. We deploy and train the site team, and take over from the outgoing vendor with a handover checklist so nothing is lost.
- Planned maintenance from week one. We set up the 52-week PPM calendar and a work order system before the first month closes.
- Monthly reporting. Planned versus completed work, breakdowns and their causes, energy and water use, compliance status, and tenant requests closed.

Frequently asked questions
Do you manage single floors or only whole buildings?
Both. We run whole buildings for owners, and office floors or campuses for companies that occupy them.
Can we keep our current housekeeping or security vendor?
Yes. We can run technical services and compliance only, and coordinate with your other vendors. Most owners move to a single contract once they see how much coordination it removes.
How quickly can you take over?
It depends on the building’s size and the notice period with the current vendor. We plan the transition with you after the walk-through and survey, so the takeover date is agreed in advance.
What reports will we get?
A monthly report covering planned versus completed maintenance, breakdowns, compliance status, tenant requests, and energy and water consumption. Work orders and PPM status are also kept on our digital maintenance platform.
How is pricing worked out?
Mainly by the team the building needs, then consumables, AMCs and service levels. Before you compare quotes from different companies, read our guide to what drives facility management cost in Bengaluru and our 12-point checklist.
