Short answer: Nanya Realty maintains the technical systems of commercial buildings in Bengaluru: electrical panels and transformers, DG sets, HVAC, lifts, plumbing, pumps, fire systems, and STP and WTP plants. Every asset is on a register, every task is on a 52-week planned maintenance calendar, and every job is logged as a work order you can see. We have looked after Bengaluru buildings since 2012 and manage over half a million sq ft today.
What we maintain
| System | What’s covered |
|---|---|
| Electrical | HT and LT panels, transformers, UPS, earthing, lighting, energy metering |
| Power backup | DG sets: daily checks, load tests, fuel and battery health, AMC coordination |
| HVAC | Chillers, AHUs, VRF and split systems, cooling towers, ventilation |
| Vertical transport | Lifts and escalators, with the OEM’s maintenance contract and licence renewals tracked |
| Plumbing and water | Pumps, tanks, pipelines, water treatment (WTP) and sewage treatment (STP) |
| Fire and life safety | Detection and alarm systems, sprinklers, hydrants, extinguishers, fire pumps |
| Building systems | BMS, access control and CCTV infrastructure |
| Civil | Waterproofing, minor repairs, facade and roof upkeep |
How the maintenance actually runs
Most breakdowns in a commercial building can be predicted. A DG set fails because a battery was weak, not because of the power cut. A chiller trips because a filter wasn’t cleaned. That’s why our sites run on a plan, not on complaints.
- Asset register. On takeover, every asset is tagged and recorded: make, model, capacity, location, warranty and AMC status.
- 52-week calendar. Daily, weekly, monthly, quarterly and annual tasks are set from OEM manuals and statutory requirements, and spread evenly across the year. (How we build the calendar.)
- Work orders. Each task and each complaint becomes a work order on our digital maintenance platform, with the technician, time taken and parts used.
- Inventory and purchase orders. Spares and consumables are tracked in the same system, so a repair isn’t held up waiting for a part nobody ordered.
- Monthly review. You get planned versus completed work, open issues, breakdowns and their causes, and what changes next month.
Where we do this today
SKAV 909 is a G+19 commercial building in Bengaluru’s CBD with four basements and parking for over 450 cars. We have run its operations since it was commissioned in October 2016. A tenant there wrote, 18 months in: “Appreciate all the proactive thinking and execution in ensuring the clients conduct their business seamless.”
We also look after Onyx Centre near MG Road, where operations began in 2012, and other commercial, experience-centre and residential buildings across the city. (Our CBD buildings.)
Maintenance alone, or as part of IFM
Some owners already have a housekeeping and security vendor and want technical maintenance only. Others want one team for everything. We do both. When we run technical and soft services together, the handovers between them stop falling through the gaps: the housekeeper who spots a leak raises a work order, and it’s fixed the same day. (Hard vs soft services explained.)
What you can check before you sign
- A live asset register and PPM calendar from a building we run today
- Sample work orders, with response and closure times
- Our compliance calendar for lifts, DG sets, fire systems and pollution control consents (how we manage compliance)
- Staff payroll proof: PF, ESI and wages paid for site staff

Frequently asked questions
What’s included in commercial building maintenance?
The building’s technical systems: electrical, DG sets, HVAC, lifts, plumbing and water treatment, fire systems and BMS, plus minor civil work. Housekeeping and security are soft services, which we can add as part of integrated facility management.
Do you replace our existing AMC vendors?
Not necessarily. OEM contracts for lifts, chillers and DG sets usually stay with the OEM. We manage them: schedule the visits, check the work, track warranties and renewals, and follow up on open issues.
How is the monthly cost worked out?
Mainly by the technical team the building needs: how many technicians, on how many shifts, and with which skills. Then come spares, consumables and AMCs. Our guide to what drives facility management cost in Bengaluru explains each part.
Can we see the maintenance records?
Yes. Work orders, PPM status and inventory are kept on our digital maintenance platform, and you get a monthly report.
Do you take over buildings mid-contract or new buildings?
Both. For a takeover, we start with a condition survey and asset register. For a new building, we start before handover with commissioning records, snag lists and AMCs.
